In confirming your online reservation, please read the rental policies below.

BALANCE/PAYMENTS:

  • Balance will be paid at least one month prior to scheduled date of arrival, preferably by check. VISA®, MasterCard®, DISCOVER®, and American Express® are also accepted.
    Checks cannot be accepted at check-in.
  • There wil be a $35 fee if your bank returns a check to us. Payments received shall be subject to applicable cancellation policies with any earnings belonging to THOMAS Beach Vacations.

CHECK-IN/ARRIVAL:

  • Check-in BEGINS at 3 PM. We cannot guarantee that accommodations will be prepared and ready by 3 PM.
  • Check-in MAY BE EXTENDED until the accommodation has been cleaned and ready for occupancy.
  • ON ARRIVAL, please check your accommodation thoroughly. We strive to have your rental clean and prepared for your stay. If this is not the case, please report it to our office. If you find damages, please report it to our office immediately so that we can resolve any problems. Otherwise, it is considered that occupancy means the accommodation is in satisfactory condition and as represented.
  • LATE ARRIVAL keys will not be left out unless the balance has been paid in full and we have a valid VISA®, MasterCard®, DISCOVER®, or American Express® account on file.

CHECK-OUT/DEPARTURE:

  • Check-Out is BY 10 AM. Remove all belongings and depart the accommodation by 10 AM. We are not responsible for items you leave.
  • Remove all trash from the accommodation; remove all food items from the refrigerator, freezer and cabinets. Wash all kitchenware and utensils, returning them to their proper locations. Leave the accommodation in as good condition as it was at the beginning of your stay, except for reasonable wear and tear or natural disaster.
  • Return all keys, pool tags, gate passes, and/or pier passes to our office by check-out. Pay any charges due. You agree to pay $35 for each door key, pool tag, and/or gate pass, and $100 for each lobby key and/or pier pass not returned to our office.

PARKING:

  • Some properties do not permit motorcycles, golf carts, campers, motor homes, RVs, trailers or trailered vehicles such as jet skis or boats on the premises. Parking is limited to a maximum of two (2) vehicles at all condominiums unless stated otherwise. You agree to abide by all applicable parking restrictions. Please display your parking permit, if provided, prominently in your vehicle.

GROUPS/HOUSEPARTIES:

  • You agree that YOU will be occupying the premises during the entire stay and that you are the person responsible for any and all damages and actions of all members of your party.
  • HOUSEPARTIES ARE NOT ALLOWED and include groups/events such as fraternities, sororities, high school graduations, college or high school spring breaks, or other non-family groups with members less than 25 years of age.
  • A prohibited group will be ejected without refund. We retain sole authority for determining whether the occupants constitute a prohibited group.

PETS:

  • Pets are NOT ALLOWED in or about the accommodations unless specified otherwise. Violation will result in loss of use of the accommodation without refund.

FURNISHINGS/APPLIANCES:

  • Your accommodation includes furnishings required for normal vacation living - except linens, paper products, soaps and cleaning supplies unless stated otherwise. Properties are privately owned; additional furnishings and/or appliances cannot be provided. The accommodation may have one or more locked areas which are not included in your rental and to which access is denied.
  • DO NOT REMOVE, take to the beach or to other properties any items and/or furnishings from the property you have rented, including cookware, cups and glasses, pillows, chairs, bedspreads, etc.

LINENS:

  • Bed and bath linens are NOT provided with your accommodation unless specified otherwise. If you want linens provided, please arrange with us in advance to add a convenient bed and bath linen package to your rental. *Please note: Golf Packages INCLUDE linens.

CANCELLATIONS/CHANGES:

  • You may cancel or change your reservation within seven (7) days of reserving without any charge or penalty.
  • You may cancel confirmed reservations by writing or calling us at any time. For cancelled reservations during Easter holiday, May motorcycle festivals, summer (Memorial Day weekend through Labor Day weekend), and for monthly winter rentals, refunds will be made ONLY if the property is re-rented and payments received. For other periods and for golf packages, cancellation notice of at least thirty days is required.
  • Payments are refunded less the reservation fee and vacation insurance premium (if included). A request to change dates and/or accommodations is regarded the same as cancelling.

SUBSTITUTIONS:

  • In the event a reserved accommodation becomes unavailable for rental use, we reserve the right to substitute a comparable accommodation or refund your payments, at our option and without further liability. We will provide advance notice if possible.

STAFF ENTRY/MAINTENANCE:

  • You agree that an authorized representative or our staff may enter the accommodations during your stay for emergency or scheduled maintenance, including pest control. Accommodations are treated for pest control on a regular basis. If you experience a pest problem, please contact our office. No refunds are made for pest control problems.

SECURITY DEPOSIT:

  • A valid VISA®, MasterCard®, DISCOVER®, or American Express® card must be presented at check-in to cover any unpaid balance or additonal charges. A cash deposit may be paid instead with the amount requred dependent upon property and season.
  • You authorize us to use any payments received and/or credit card account provided by you, or members of your party, to cover the full cost of any unpaid balances including charges for telephone, damages, replacement or repair of damaged or missing items, or excessive cleaning requirements we may deem necessary in accordance with the South Carolina Lodging Establishment Act. Any excess security deposit or payments from you will be returned with 30 days of your departure date less any charges.

You agree not to hold us liable for any damages, loss or injury to persons or property occurring on or about the rented accommodations or common grounds. You agree that we are not liable for any act against your belongings.

This agreement is subject to all state and local laws and ordinances. Should any portion be rendered void, the remaining parts shall continue with full force and effect.

Additional Rental and Area Information

  • Important City ordinance information and related items of interest to note:
  • The City of North Myrtle Beach is now in charge of beach services with safety for beachgoers as the City’s primary goal. The City is in charge of providing lifeguards, managing concessions, and renting chairs and umbrellas. There is a separate staff to operate concessions, which allows lifeguards to focus solely on protecting residents and visitors at the beach.
  • North Myrtle Beach is now "Smoke Free" in public places.
  • Cabanas, tents, etc. cannot be left out overnight on the beach.
  • Improper use of lasers and laser pointers is prohibited and can result in fines and/or other penalties.
  • Holes dug on the beach must be filled before departing the area.
  • Leash laws are in effect at all times. From May 15th - September 15th, dogs are not allowed on the beach whether leashed or loose. Pet waste in public areas must be removed by pet owners immediately.
  • Golf carts may only be operated by licensed drivers, may not be driven on primary roads, and are subject to general traffic laws.
  • Setting off fireworks is prohibited.

Parking Notice: Due to space limitations and safety concerns, overflow parking is no longer provided in the parking lots or on the grounds of either of our offices for guests' RVs, motorcycles, trailers, or other vehicles. We regret any inconvenience.

Talk with a Century 21 Thomas Beach Vacations Representative NowRental Rates and Payments: Rental rates for our North Myrtle Beach vacation rental homes and condominiums are shown for weekly as well as daily stays and include departure cleaning at no additional charge. Rates for holidays, special events, and weekends may be higher. Rates do not include tax and are subject to change. Off-season rentals for most of our properties can be made with as few as two nights, although minimum night requirements may vary for holidays & special events. All properties have a weekly minimum and Saturday arrivals/departures in June, July and August with the following exceptions:

(1) Some off-ocean townhouses and condominiums such as Fairway Oaks and Tilghman Shores may be reserved for summer mini-vacations of as few as three nights with departure to suit according to availability.

(2) Many properties may accept "last minute" mini-vacations of less than a week during the summer if the opportunity permits. Contact us inside a 14 day window for availability and special rates. Some restrictions may apply.

An Initial Payment equal to 50% of your total rental is due within one week of reserving. If this payment is not received, your reservation will be cancelled. Your balance is due at least one month prior to your arrival, payable by VISA®, MasterCard®, DISCOVER®, American Express®, or other certified funds. Checks are accepted if received at least a month prior to arrival but CANNOT be accepted at check-in. Returned checks will incur a $35 bank fee for each occurence.

Please note: Online reservations require payment by VISA®, MasterCard®, DISCOVER®, or American Express® at the time of booking. Upon receipt of payments, we will send written confirmation by post or email showing your vacation rental charges, reservation fee, vacation insurance, and S.C. taxes. Security deposits, if applicable, and fees for any requested rental services or items (linens, mid-week cleaning, etc.) will also be shown.

Privacy: We respect your privacy, and keep your information completely confidential. We do not and will not share your information with anyone outside of our company. If required by law, court order, etc., we may be required to provide certain information to designated authorities and law enforcement officials in accordance with applicable law. We want to assure you that your privacy is a respected and an important issue throughout our organization. Payment Security: Your payment and personal information is always safe. Our Secure Sockets Layer (SSL) software is the industry standard and among the best software available today for secure e-commerce transactions. It encrypts all of your personal information, including the credit card number, name and address so that it cannot be read over the internet. (top)

Security deposits: A security deposit of $500 or more is required with all property rentals. If you prefer, a credit card authorization can be taken at check-in in lieu of a cash payment. Payments received and/or credit card account(s) provided will be used to cover the full cost of any unpaid balance, telephone charges, damages, replacement or repair of any damaged or missing items, or excessive cleaning requirements that we may deem necessary in accordance with the South Carolina Lodging Establishment Act. Paid security deposits will be refunded within one month of departure less any charges. (top)

Vacation Insurance: We at THOMAS Beach Vacations want your beach or golf vacation to be as pleasant and worry free as possible. As an added service, we have an exclusive Vacation Insurance Plan to protect you and everyone in your party from losses due to a mandatory hurricane evacuation, illness, injury, or other unforeseen circumstance – automatically included upon reserving and effective upon receipt of your initial payment. At your option, you may decline the insurance in writing within ten days of the date of effective coverage and not be subject to the premium. If the All Seasons Travel Plan is declined but later desired, it may be added if requested at least 30 days prior to the scheduled arrival date. Insurance coverage is subject to our receipt of the insurance premium and to terms of the policy. Reservations made less than 30 days prior to arrival will not automatically include the All Seasons Travel Plan but the insurance may be available subject to policy provisions – please inquire.

Cancellations and Changes: You may cancel your reservation at any time by calling or writing us. Refunds are made for cancellations of any monthly rentals and for vacation rentals from Memorial Day weekend through Labor Day weekend, during Easter holiday or May motorcycle festivals ONLY if the original reservation is fulfilled by a subsequent guest and payments received in full. For other periods and for golf packages, cancellation notice of at least thirty days is required. Payments are refunded less the reservation fee and vacation insurance premium. Family walking along the ocean.Check-In: Check-In is at the office location designated on your confirmation. Check-In begins at 3:00 PM but may be delayed for maintenance or special cleaning. During the summer season, some holidays and special events, there is a very large turnover of arrivals and departures at all area beaches. Although check-in begins at 3PM, please be aware that many accommodations will not be ready until after 3PM.

We strongly suggest timing your arrival for after 3:00PM during the summer and other high demand periods. However, if you arrive before 3:00 PM, please come by our office and we will take care of any paperwork. We'll be happy to check the status of your accommodations and if your vacation rental is ready, we'll get you off to an early start for your beach holiday. Late arrivals are not uncommon. If you will be arriving after 5pm, let us know so that arrangements can be made for you. No keys will be made available for late arrival guests who have not paid in full.

Checkout: Checkout/Departure is by 10:00 AM. Even if you have golf or other activities scheduled for your departure date, you are required to remove all of your belongings and vacate the property prior to 10:00 AM. (top)

Houseparties and Groups: We do not rent to non-family groups unless ALL members are 25 years of age or older. Houseparties and groups with members under the age of 25 are prohibited.

Policy Violations/Ejections: Violations of policies concerning pets, parking restrictions, houseparties and prohibited groups, exceeding stated occupancies, and/or behaviors which prevents the peaceful enjoyment of others can result in denial of occupancy or ejection without refund.

Pets: We have a limited number of homes that will allow dogs (no other type of pet is allowed) and are noted as such in their listing information. In order to provide this service, certain rules must be followed: There is a limit of two (2) dogs for any pet friendly home. A non-refundable $200 fee must be received at least 30 days prior to arrival. Dogs are not permitted on the furniture or beds. Additional rules apply. We will be happy to provide the complete terms & conditions upon request. Proof of immunizations and a signed Vacation Rental Lease Agreement with T&C are required. Absolutely NO PETS are permitted in properties not specified as dog-friendly. (top)

Furnishings and Equipment: All homes and condominiums are privately owned and furnished. As such, we cannot make any changes to what is provided by the owner. Unless stated otherwise, all properties are complete with air conditioning & heat, telephone, and color cable television(s).

Kitchens are equipped with a refrigerator/freezer, range/oven, drip coffee maker, toaster, and sufficient tableware, flatware, cookware, glasses, cooking utensils, etc. for everday cooking and dining. Most have a microwave oven, dishwasher and either a washer & dryer or access to a common coin-operated laundry facility onsite. Addtional kitchen items may be provided according to the homeowner's preference and taste. If special meals are planned, please feel free to bring along your blender, specialty pots & pans, special utensils and/or favorite cutlery.

If any inoperative equipment is noted, please report it to us and we will have repairs made as soon as possible. Rate adjustments are not made for failure of any appliances, equipment, or if pools, elevators, or other common features should close for reasons including cleaning or maintenance during your visit. Departure Cleaning: Departure cleaning is included with your reservation; however, prior to your departure, you are required to (1) remove all items from the freezer and refrigerator; (2) run the dishwasher and return all items to their original place; (3) carry out all trash; (4) close and lock all windows and doors, leaving the property in a secure and orderly condition. We will take care of the heavy cleaning and the rest. (top)

Linens and Special Services: Don't forget to order a convenient Bed & Bath Linen package with your vacation rental.

Bed & Bath Linens are not included in our rentals unless specified otherwise. Guests have the option of bringing their own linens or adding a convenient linen package to their vacation rental. Our linen packages include sheets and pillowcases for all beds, an ample supply of bath towels & washcloths, and all beds are made for your arrival. *Note: All of our golf packages include bed & bath linens.

1BR:$90, 2BR:$110, 3BR:$140, 4BR:$175, 5BR:$200, 6BR:$250, 7BR:$300, 8BR:$375

For guests of THOMAS Beach Vacations who have included a VIP Bed & Bath Linen Package with their vacation rental, we also offer a convenient touch-up cleaning service to freshen your accommodations and replace your linens during your stay.

Touch-up Cleaning rates (includes fresh linens) are: 1BR:$125, 2BR:$150, 3BR:$165, 4BR:$180, 5BR:$195, 6BR:$215, 7BR:$250, and 8BR:$275. Linen Package and Touch-up Cleaning rates do not include but are subject to SC taxes. (top)

Lost and Found: THOMAS Beach Vacations is not responsible for personal items left in properties. Items found in properties that are not claimed within 14 days after departure will be donated to local charities. COD fees and a $25 service charge are required and will be billed to your VISA or MasterCard if you request us to package and return items left behind. Contact housekeeping at extension 4.

Concierge Services: Make your beach vacation even better by using concierge services to facillitate arrangements. Vacation services include arranging transportation, dinner and entertainment reservations, and even stocking your rental home's pantry and refrigerator with your favorite items. Arrangements and catering for corporate and conferences, weddings, and special events are also offered. We recommend Premier Concierge, a locally owned and operated company for your unique needs.

Cribs, High Chairs, or Rollaways as well as Beach Umbrellas & Chairs, Wheeled Beach Chairs, Grills, Boogie Boards, Bicycles and more are available through North Strand Beach Service. Daily and Weekly Beach Umbrella & Chair rentals are also available at convenient locations all along the beach from the Beach Services provided by the City of North Myrtle Beach..

Premier Concierge
North Strand Equipment Rentals

Construction of new attractions and accommodations often occurs in resort areas. We cannot make rate adjustments or rebates for inconvenience due to construction, road repair, etc.

Locked out? if you are locked out during our normal business hours, come by our office for another key. After hours, call our office and we will have a locksmith come to your rescue. You will be responsible for payment to the locksmith for services rendered.

Keys, Mail and Messages: Keys must be picked up at and returned to our office. There is a charge for lost or missing keys, pool passes, and pier passes so please be certain to turn all in prior to departure. (top)

Mail and messages will be held for you at our office. Telephone messages are not accepted on our toll-free reservations line, so have friends and relatives call you direct at your lodging or contact us at 843-249-2100. Call or stop by if you are expecting incoming mail, faxes, etc.

With the abundance and preference for cell phones, land-line telephones are no longer provided in all properites. Telephone instructions and rates are provided at properties with land-line phones. Any phone charges should be paid at checkout; however, they will be automatically applied to your credit card or deducted from your security deposit if not paid prior to departure. (top)

Parking: Motorcycles, watercraft, trailered vehicles, high-rise vans, ATVs, and/or motor homes are not permitted at many properties. Condominium Associations limit us to no more than TWO parking passes per condominium. Most homes and villas have ample parking for four or more vehicles; however, some may have more limited parking availability. Please call if you have questions.

Reserving for Next Year: As our guest this summer, you have the opportunity to reserve "the same place for the same time" next year. To take advantage of this, please call or stop by our office during your stay, preferably between 9am and 5pm, Monday through Friday. We appreciate all our North Myrtle Beach vacation rental families and wish to give your next year's vacation the attention it deserves, so please stop by our office on a weekday rather than a weekend if possible. Your next year's reservation can be held with only a $100 applicable, non-refundable fee. (top)

Golf Package Policies:

Golfers Walking the CourseAn advance payment of $100 per person is required when reserving a golf package, payable by VISA®, MasterCard®, DISCOVER®, or American Express® . Unless other forms of payment are provided, credit card accounts will be processed for balances ten days prior to arrival. Checks are accepted only if received at least 30 days prior to arrival. For cancellations with at least 30 days notice (90 days for summer reservations), we refund payments less a $25 per person fee. Although we do not refund for cancellations without required notice, refunds may be possible through your vacation insurance, if purchased.

Please limit changes as much as possible. We understand that your group totals may go up or down and that changes are sometimes necessary. Changes requested within ten days of arrival incur a $25 per change service fee which is added to the group leader's package total. Individual courses may apply penalties for last minute decreases in player totals.

For groups of twenty of more, we offer a complimentary package for the group leader or its equivalent - a 5% discount per person (carts excluded). Travel agents may opt for the comp package, group discount, OR standard agency commission.

Check-in begins at 3:00 PM. Call for late (after 5PM) check-in arrangements. If you arrive early, come by our office for any formalities. We'll be happy to check the status of your accommodations and issue your tee tickets. Keys cannot be distributed until your accommodations are ready. Check-out is by 10:00 AM. Even if you're playing golf on your departure day, all belongings must be removed and the property vacated by 10:00 AM.

The Golf Group Leader is responsible for collecting and remitting all deposits and payments for group members and for making members aware of applicable policies.

Any damage to the property or contents during the stay is the responsibility and liability of the group leader. A credit card on file is required for each property reserved to which charges for any damages, missing items, telephone charges, or unpaid bills will be charged.

The possibility of errors and omissions exists. We will be happy to confirm all data contained herein or answer any questions you may have prior to booking your reservation. All rates and fees are subject to change without notice. (top)
